1. The farmhouse ( "the Property"), is offered for holiday rental subject to confirmation by Mr or Mrs Speed ("the Owner") to the renter ("the Client").

2. To reserve the Property, the Client should pay an initial NON-REFUNDABLE deposit (25% of the total rent due). Following receipt of the deposit, the Owner will send a confirmation email, text or letter. This is the formal acceptance of the booking.

3. The balance of the rent together with the security deposit (see clause 4) is payable not less than eight weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. The client will remain liable to pay the balance of the rent unless the Owner is able to re-let the Property. In this event, clause 5 of these booking conditions will apply. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking.

4. A security deposit of £500 is required in case of damage to the property or contents. However, the sum reserved by this clause shall not limit the Client's liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within two weeks after the end of the rental period.

5. Subject to clauses 2 and 3, in the event of cancellation, refunds of amounts paid (excepting the 25% deposit) will be made if the Owner is able to re-let the Property, but any expenses or losses incurred in so doing will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the Owner's insurance.

6. In order to allow for adequate preparation of the Property, Clients must arrive at the Property no earlier than 5.00 pm on the first day and depart no later than 9.00 am on the last day, both days being a Saturday. The Owner is not obliged to open the accommodation to the Client before the time stated and the Client shall not be entitled to remain in occupation after the time stated. Exceptionally the Property may be made available on an unannounced early arrival, or the Client may make a late departure, but a deduction, for each half-hour, or part thereof, may be made at the rate of £25 from the security deposit returned to the Client.

7. The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. Although a final light clean is included in our prices, the Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the Client leaves the Property in an unacceptable condition.

8. The Client agrees not to act in any way that would cause disturbance to those resident in neighbouring properties.

9. The Client shall report to the Owner without delay any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property, and arrangements for repair and/or replacement will be made as soon as possible.

10. Smoking in the property is not allowed at any time. Smoking is permitted in the grounds, however the Client agrees to dispose of waste materials in a safe and proper manner.

11. No pets are allowed in the property.

12. The Client and party acquire no rights whatsoever over the property excepting occupation as a holiday let for the period booked. The Client shall not sub-let the Property or exceed the number of occupants number on the Booking Form, nor must names be changed without the Owners consent.

13. No camping is permitted on the Property grounds, without Owner's permission.

14. This contract shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with this Contract may be brought in any court of competent jurisdiction in England.

15. There will be an additional charge for any additional heating costs in winter.

16. Towels for use at the house are provided. Clients must provide own beach towels.

17. The following bed linen is provided at the property: duvet, duvet cover, sheet, 2 pillows, pillow slips, per person or per bed, as appropriate. A blanket can be requested.

18. The Owner shall not be liable to the Client for:

any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any equipment, plant, machinery or appliance in the property;

for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes, terrorism or other matters beyond the control of the Owner;

for any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Owner shall, within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.

Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.

19. The owners are not held responsible for any loss or inconvenience that may be suffered as a consequence of any unforeseen breakdown in the pumping/filtration or any other equipment used in the swimming pool. The owners reserve the absolute right to close the pool or restrict the hours of swimming for any period of time in circumstances which they believe in their absolute discretion to be necessary in the interests of health and safety. By signing the booking form the Client agrees to this.

20. Access to the pool is by pushing back a LOCKABLE sliding cover. THE PERSON WHO BOOKS THE HOLIDAY AND SIGNS THE CHEQUES FOR PAYMENT IS RESPONSIBLE FOR ENSURING THIS COVER IS KEPT SECURED AT ALL TIMES. The installation of this cover avoids the need for a separate fence around the pool area. As well as providing security the cover ensures compliance with the French swimming pool laws introduced to protect children under 6 which carry a maximum penalty of €75,000 for non compliance. If a fine is caused by any member of the party, the owners will not be held responsible and the client will be expected to pay it in a timely manner.
